UNLESS YOU SEND A SEPARATE EMAIL TO CHRIS@ELITEAPTS.COM AND INDICATE WHAT UNIT YOU ARE APPLYING TO, WE WILL NOT PROCESS YOUR APPLICATION. THEN KINDLY PROCEED TO SUBMIT THE APPLICATION THROUGH THIS PORTAL ONLY.
We do not recommend anyone to submit an application beforehand as we don't want to collect fees here unless you are applying for an apartment as a roommate. We do not place roommates. We simply facilitate the roommate placement process for our current residents. You must have talked to an existing resident of ours who wishes to add you as a roommate before you proceed with submitting an application through this portal. Thank you.
Bay's Elite Management (BEMG) software system will not allow a roommate to apply to an already occupied unit so this is the workaround we have in place to add or swap a roommate.
We would need any and all roommates to submit their complete applications before we can process them. We often need a minimum of 1 week lead time before we can process fully completed applications and move a roommate in by completing their paperwork. This timing depends on the number of applications/roommates applying, if we have to go back and forth trying to obtain documents and so on. If you submit your applications on a Thursday and expect to move in by Friday, it may not happen.
When you apply, please make sure you input the correct social security # and other info as if that is incorrect you will end up having to resubmit and pay yet another application fee.
Please note that the City shown is Oakland but this roommate application is intended for whichever unit you have been directed to apply for by the current residents.
The rent shown is "0" however the actual rent will be given to you by the original residents. The reason for the "0" figure is that this is a general roommate application used for all the apartments we rent out and not specific to a certain unit. And we have to fill in this field in our software. This doesn't mean that the rent is "0".
We accept no responsibility on how your security deposit is handled between you and the original residents. We do not do a walk-through before you move in or after you move out. All that is to be handled among yourselves. We only do a walk-through if all the original tenants along with subtenants and roommates were to move out and deliver a vacant unit to us.
We would add you to either a "Roommate Swap Form" or a "Subtenancy Agreement." You would sign this form subject to the terms of the original lease.
The application fees are non-refundable as those charges will be incurred and have to be paid by us to a third party vendor once they are paid by the applicant.
Please fill-in all the information requested on your application as thoroughly as possible to avoid delays in processing. Submit your ID, paystubs/tax returns, rental history info and so on.
If you may not qualify on your own, you may have a co-signer apply through the same portal. This co-signer's name will be added to the lease although she will not be moving into the unit. Additionally, if this applicant with the co-signer is to be replaced at some point in the future it could only be replaced by 1 individual and not 2 roommates.
All the residents living in the dwelling you are applying for are equally responsible to make rent payments and abide by the terms of the lease. Failure to pay rent or not abide by the rules by one tenant will put all the residents of the apartment in legal jeopardy. Although we facilitate the processing of the applications and running credit etc, we will make no guarantees (neither expressed nor implied) as to how your roommates may turn out. If one person doesn't pay or misbehaves, all parties could be affected and we won’t be a party to the conflict. It would be all the roommates sole responsibility to sort things out and BEMG won’t get involved. We rarely have issues among roommates we facilitate placing, yet anything is possible.
Depending on our set up and where the property may be located, we may/may not allow the incoming resident to pay rent online or send in maintenance requests.
BEMG will collect a $350 or a larger fee from either the current residents or the incoming resident to process this roommate swap for 1 roommate. We don't make the determination as to which party would have to pay this fee. Additional fees will apply if there is more than 1 roommate being swapped.
